Screening Requirements
Prior to seeing any of our Homes please note the following rental criteria:

1.  We do not accept Section 8 and/or any other form of payment vouchers. 
2.  Prior to showing any of our homes all applicants (18 years or older) will be required to fill out the Viewing Form.  
3.  After viewing the home, all applicants are required to fill out the Background Form along with a $40/applicant non-refundable fee in order to run a background check.
4.  Any Home with more than two (2) applicants will require an additional $500 of Security Deposit per applicant.
5.  An eviction within the last five (5) years is an automatic denial of your Application.  A financial judgement, personal lien and/or judgement against you or your estate, bankruptcies and/or a felony will be considered on a economic case to case basis.
6.  A paid in full Security Deposit is required prior to any commitment on holding a home.
7.  An additional $1000 of Security Deposit along with two (2) years of tax statements may be required for any party who is self-employed.
8.  An additional $500 of Security Deposit will be required for any party who has been employed for less than one (1) year with their current employer.
9.  “Pet Friendly Homes” will require a maximum $1000 Refundable Security Deposit. 
10.  There is a strict one (1) pet per household limit.
11.  No vicious breeds or uninsurable pets are permitted.
12.  Last Month's Rent (LMR):  The LMR is collected within the first 90 days with three payments made on the 15th day of each contiguous month - see Rental Agreement.
13.  Prior to moving in, the tenant/s must provide a Renter's Insurance Policy.
